Abstract
The Green Building Index (GBI) is an index for environmentally friendly buildings with the ability to save utility costs and preserve the quality of the internal and external environment. The research framework is designed to contribute to the implementation of GBI residential building projects in Malaysia, as well as serve as a basic platform for systematic and efficient execution of its projects. It is hoped that using this framework could promote the success of GBI residential building projects promote sustainable development. The study concludes that integration of maintenance cost elements can stimulate motivation to enhance GBI residential building in a wider industry context. The research could be useful to researchers, practitioners and policy makers who seek explanations as to how maintenance cost elements can improve the performance of GBI residential building. The limitations of the study are highlighted and future research directions to better exploit the model capabilities are proposed.
